The complete Chapter on the Results of the Eleventh (Gains) Bhāva chapter of the Bṛhat-Pārāśara-Horāśāstra — all 11 verses, each in the original Sanskrit with VedicSpace's clean-room English translation, cited by śloka. Translated from the Chaukhamba (Devachandra Jha) edition and audited against the printed plates.

Śloka 1 — Invocation / statement of subject: results of the 11th (lābha) bhāva

Now, O Muni [Maitreya], I shall declare to you the results born of the lābha bhāva (the eleventh) — for the wish to know what is auspicious and inauspicious [regarding gains] is held to be natural among men.

BPHS Adhyāya 23, śloka 1

Śloka 2 — 11th lord in the 11th, in a kendra/koṇa, in ucca, or in the Sun's aṃśa — abundant gains

When the lord of the lābha (11th) bhāva stands in the 11th itself, or in a kendra or a trikoṇa, or is in ucca (exaltation) — even if, being exalted, it has gone within the degrees of the Sun (i.e. is combust) — then it produces abundant gains.

BPHS Adhyāya 23, śloka 2

Śloka 3 — Lagna lord in the 2nd rāśi and 2nd lord in a kendra with Jupiter — great gains

When the lord of gain (the 11th — so the commentary; the plate prints 'lagneśa', the lagna lord) is placed in the rāśi of wealth (the 2nd), and the lord of wealth (the 2nd) is situated in a kendra, that bhāva being accompanied by Jupiter, one should declare heavy (guru) gains.

BPHS Adhyāya 23, śloka 3

Śloka 4 — Lord in the 3rd with a benefic — 2000 niṣkas in the 36th year

When the lagna lord, joined by a benefic, is placed in the third [bhāva], the native, on reaching his thirty-sixth year, becomes possessed of two thousand niṣkas.

BPHS Adhyāya 23, śloka 4

Śloka 5 — 11th (āya) lord in kendra/koṇa with a benefic — 500 niṣkas in the 40th year

And when the lord of the āya (11th) bhāva, accompanied by a benefic, is placed in a kendra or a trikoṇa, then on reaching the fortieth [year] he becomes possessed of half a thousand (five hundred) niṣkas.

BPHS Adhyāya 23, śloka 5

Śloka 6 — Jupiter in the 11th, Moon in the 2nd, Venus in the 9th — lord of 6000 niṣkas

When the lābha sthāna (11th) is joined by Jupiter, the wealth-place (2nd) is accompanied by the Moon, and Venus has gone to the bhāgya sthāna (9th), one becomes master of six thousand [niṣkas].

BPHS Adhyāya 23, śloka 6

Śloka 7 — Jupiter in the 11th from the 11th, Moon with Mercury — wealth, grain, gems, ornaments

When Jupiter is placed in the eleventh from the eleventh, and the Moon is accompanied by Mercury (the Moon's son), [the native] is a master of wealth and grain, prosperous, and endowed with gems and the like and with ornaments.

BPHS Adhyāya 23, śloka 7

Śloka 8 — Mutual exchange of 11th lord and lagna lord — 1000 niṣkas in the 33rd year

When the lord of the lābha (11th) is placed in the lagna bhāva and the lagna lord is joined with the lābha (11th), then on reaching the thirty-third [year] one becomes possessed of a thousand niṣkas.

BPHS Adhyāya 23, śloka 8

Śloka 9 — Exchange of 2nd and 11th lords — great fortune after marriage

When the lord of wealth (2nd) is placed in the rāśi of gains (11th) and the lord of that (11th) has gone to the rāśi of wealth (2nd), one should declare great good fortune following upon marriage.

BPHS Adhyāya 23, śloka 9

Śloka 10 — Exchange of 3rd and 11th lords — wealth from brothers, divine ornaments

When the lord of courage (the 3rd) is placed in the rāśi of gains (11th) and the lord of gains is situated in the bhāva of brothers (3rd), there is acquisition of wealth through the brothers, and [the native] is furnished with splendid ornaments.

BPHS Adhyāya 23, śloka 10

Śloka 11 — Alābhakṛt-yoga: 11th lord in nīca, combust, or in a duḥsthāna with a malefic — no gain

When the lord of gains is in a nīca rāśi, or set (combust), or in a trika house joined with a malefic, then even though abundant effort be made there is never any gain at all.
